Gutter surveys for homes and businesses in Billericay

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We’re frequently asked to look into sagging gutters and loose brackets and gutters packed with leaves or moss, on valley gutters, downpipes and outlets and hoppers.

In a town like Billericay, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What affects the price in Billericay

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What we need to know

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

What a gutter survey doesn’t cover

It’s a careful look at the gutter, not the whole story. The main limits are:

  • The inside of buried drains
  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. In Billericay, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space, and from the roof itself where it is safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Billericay questions

Can a landlord with a rental near Billericay station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Is Billericay in the area you cover?

Yes, Billericay is one of the places we work. The survey and report are the same in Billericay as anywhere else.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

How much time does the visit need?

It typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when booking.

Do you survey at weekends?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Billericay homes and their roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Billericay has a long history of building, with Ingatestone Hall about 2.7 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Useful tips for Billericay property owners

A survey works best with a little help from you, before and after. Tips:

  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall
  • Get trees that overhang the gutters trimmed
  • Look for new stains on ceilings below valleys after rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Signs you need a gutter survey in Billericay

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

A survey can pick up problems such as:

  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter
  • Rotten fascias or stained soffits
  • Blocked outlets and hoppers

For site and facilities teams at buildings such as Sunnymede Junior School, large buildings have long gutter runs and big roofs that need checking like any other.
