About our gutter survey in Crays Hill

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are leaking or loose downpipes and blocked outlets and hoppers, on fascias and soffits, outlets and hoppers and parapet and box gutters.

In a small place like Crays Hill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours at most homes, and more on a big or complicated roof. Rural addresses near Crays Hill can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Leave gutter checks at height to someone equipped for it
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork
  • Check the loft with care after heavy rain

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Signs you need a gutter survey in Crays Hill

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Common reasons to book include:

  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water
  • Leaking or loose downpipes
  • Dripping or leaking gutter joints

If you look after a building like Crays Hill Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether VAT is added on top
  • What follow-up you get after the report
  • What insurance they carry
  • Whether the loft space is looked at, where there is one

Your questions about gutter surveys in Crays Hill

How do I find out if my home in Crays Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Crays Hill?

Yes. Crays Hill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can a gutter survey explain damp on my walls?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

What happens next?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Why act early in Crays Hill

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. For older village homes like those around Crays Hill, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Crays Hill homes and their roofs

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Wickford station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.
