About our gutter survey in Great Burstead
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at gutters packed with leaves or moss and water backing up from a hidden gutter, on valley gutters, outlets and hoppers and eaves gutters.
Older buildings in small places like Great Burstead may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we cannot view safely
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Great Burstead questions
Is my home in Great Burstead listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Great Burstead?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
What happens next?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How long will you be on site?
It usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Roof by roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Landlord and commercial surveys in Great Burstead
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.
Roofs, chimneys and gutters in Great Burstead
Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Ingatestone Hall, about 4.6 miles north-west, show how far back building in the area around Great Burstead goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Shop and office owners around Eastgate Shopping Centre may find that a roof report helps plan work around trading rather than after a leak. Take an older house close to Church of St Mary Magdalene: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like St Peter's Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How we price gutter surveys
We confirm the price for the job before you book. These are the things that affect it:
- House, block, shop or office
- The height of the building and how the roof can safely be seen
- How big the roof is
- Chimneys, valleys, parapets and other details
Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
What we need to know
There is no need for technical words. Just let us know:
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
- The kind of building and roof involved
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Great Burstead often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Point out any leaks or damp patches
- Keep pets inside or away from the areas we’re looking at
- If the roof is shared, arrange access with whoever manages the building
