Rayleigh Gutter Survey
Gutter surveys across Rayleigh, backed by more than 20 years’ experience. You get a clear report with photos.
- Valley or box gutters that overflow inside
- Brackets that have dropped or snapped
- Gutters packed with leaves or moss
What we look for on each type of roof
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
About our gutter survey in Rayleigh
Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey outlets and hoppers, downpipes and valley gutters, and common reasons people get in touch are rotten fascias or stained soffits and hoppers and outlets full of debris.
Rayleigh mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What else we do in Rayleigh
What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In Rayleigh, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch

Local roofs in Rayleigh
Rayleigh is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Glebe Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Rayleigh questions
Does a conservation area affect roof work in Rayleigh?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Rayleigh station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
How long does a gutter survey take?
A visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when you book.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Common roof problems in Rayleigh
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
People usually book a survey when they’ve noticed something like this:
- Leaves and moss blocking gutters
- Cracked or loose downpipes
- Overflowing eaves gutters
- Soffits marked by water
If you let a flat or house near Rayleigh station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

- Whether you can ask questions once you have the report
Useful tips for Rayleigh property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Get the gutters cleaned out every year
- Don’t climb a ladder to look in the gutters
- Have overhanging branches cut back
- Check the loft with care after heavy rain
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
