How a roof survey works in SS7
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey ridges, hips and valleys, flat roofs and the roof space, and common reasons people get in touch are loose ridge or hip tiles and valley linings that have cracked or split.
We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

Landmarks near Thundersley
Locally, jobs take us to homes and businesses close to Church of St Peter, Thundersley Primary School and The Deanes School. For rail, the closest station is Rayleigh station, roughly 1.7 miles north-east. Well-known places in the area include Rayleigh Castle (1.7 miles north-east) and Chartwell Private Hospital (2.9 miles south-east). Not far away are Little Haven Nature Reserve.
Homes and roofs across SS7
From Rayleigh, Thundersley and Leigh-on-Sea to its smaller places, buildings across SS7 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. SS7 is part of that mix. Coastal parts of SS7 can be windy, and a small drone cannot fly safely in high wind or heavy rain. Roofs there also face driving rain and salt air.
Thundersley: If you let a flat or house near Rayleigh station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Peter: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
How we price roof surveys
We confirm the price for your survey before booking. This is what makes a difference:
- Height and safe access
- Whether it’s a home or a commercial building
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What we need to know
These details help when you get in touch:
- Photos of the roof, taken safely from the ground or a window
- What’s prompted the survey
- Any marks or damp showing indoors
- The property’s address and postcode

Common roof problems in SS7
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
These are some of the problems a survey can pick up:
- Leaking gutter joints and downpipes
- Gaps in the roof where coverings have gone
- Crumbling chimney pointing or cracked flaunching
- Water stains on rafters and ceiling joists
Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Useful tips for SS7 property owners
There is plenty you can do without going near the roof. What helps most:
- Check we can open the loft hatch
- Mention any flat roofs as well as the main roof
- Watch for slipped slates after bad weather
- Don’t climb onto the roof yourself
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Different roofs, different checks
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.
SS7: your questions answered
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
