How a roof survey works in SS4
We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at leaning or weathered chimney stacks and slates or tiles that have slipped or broken, across the roof space, clay and concrete tiles and natural slate.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you will pay
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Near you in Rochford
Around Rochford, our work takes us to homes and buildings near Magnolia Fields, Church of St Andrew and The Marlborough Head pub. Other local landmarks include King Edmund School (0.7 miles north) and St Teresa's Catholic Primary School (under half a mile east). The closest station to Rochford is Rochford station, roughly 0.5 miles south-east of the centre. A little further out are Rayleigh Windmill Museum (0.6 miles south-east) and Southend University Hospital (2.3 miles south). For a walk, there is Pound Wood.
Roof surveys across SS4: local notes
From Rochford, Ashingdon and Canewdon to smaller places, people across SS4 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in SS4. Parts of SS4 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Rochford: Take a building like St Teresa's Catholic Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Rochford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Why act early?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
Questions to ask before booking
- Whether you can ask questions once you have the report
- Whether the roof space is looked at, where there is one
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
Why roofs fail
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
Here are some of the things we see often:
- Crumbling chimney pointing or cracked flaunching
- Water stains on rafters and ceiling joists
- Debris building up in roof valleys
- Leaking gutter joints and downpipes
Useful tips for SS4 property owners
Nothing here needs a ladder. Our suggestions:
- Clear the loft hatch area before we arrive
- Check the roof from the ground after storms
- Keep a record of damp patches and dates
- Leave roof access to professionals
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Different roofs, different checks
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.
FAQs for SS4
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do you work in SS4?
Yes. Our area covers London and South East England, SS4 included.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
