Roof survey in SS2: how it works

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. Typical surveys look at worn lead at chimneys and abutments and torn or sagging underlay, across the roof space, clay and concrete tiles and chimney stacks.

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across SS2

Older homes across SS2 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in SS2 is checked with its age and materials in mind. Near the coast in SS2, wind can be strong, which matters for drone flights, as a small drone can’t fly safely in strong wind. Roofs there also face driving rain and salt air.

Southend-on-Sea: Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you let a flat or house near Prittlewell station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Keep a record of damp patches and dates
  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Gather any paperwork for past roof work

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to tell us when you contact us

Getting the details right at the start saves time. Please include:

  • Your timetable, like an exchange date
  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Why get it checked now?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.

Before booking any surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see

FAQs for SS2

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How much is a survey?

Prices start from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or email us.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What do you check on a roof survey?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
