Roof surveys across SS3

About roof surveys in SS3

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey clay and concrete tiles, natural slate and chimney stacks, and the problems we are asked to look at most are ponding, splits or blisters on flat roofs and leaking gutter joints and downpipes.

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you will pay

Landmarks near Shoeburyness

Locally, jobs take us to homes and businesses close to The Meadowlark pub, Shoeburyness Old Ranges and Church of St Mary the Virgin, among other places. Also close by are St George's Catholic Primary School (less than half a mile north) and Shoeburyness High School (0.5 miles south-west). The nearest railway station is Shoeburyness station, about 0.5 miles south-east. Nearby you will also find Southend University Hospital (4.4 miles west) and Southend Historic Aircraft Museum (3.9 miles north-west). Green spaces nearby include Gunners Park and Shoebury Ranges.

Roof surveys across SS3: local notes

Older homes across SS3 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SS3 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Near the sea in SS3, roofs face stronger wind and salt-laden air, and metal fixings and lead suffer for it. Ridges and verges facing the sea are worth checking after every big storm.

Shoeburyness: Southchurch Hall lies about 2.4 miles west, so building around Shoeburyness goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you live near a park like Shoeburyness Old Ranges, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Surveys for landlords and agents in SS3

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Ask about a flat roof on an extension or garage too
  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs
  • Move stored items away from the loft hatch

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof
  • Dates you are working to, such as exchange

Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

When you need someone else

Before booking, it’s worth knowing what a survey won’t do:

  • A structural engineer’s report
  • A full building survey of the property
  • Asbestos testing of any kind

FAQs for SS3

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How do I arrange a roof survey in SS3?

Just ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
