Questions from Stonebridge

Is Stonebridge within the area you cover?

Yes, Stonebridge is on our map. A small place gets exactly the same survey as a big one.

Are there drone restrictions around Stonebridge?

Typically it comes down to two things: the airspace at the address and the weather. Stonebridge is about 3 miles from London Southend Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

How much is a survey?

Prices start from £150, including VAT. We confirm the exact price before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or drop us an email.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

About our roof survey in Stonebridge

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you are worried about ponding, splits or blisters on flat roofs and leaking gutter joints and downpipes, a survey will tell you what’s going on.

Somewhere as small as Stonebridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Prices for roof surveys in Stonebridge

A few things affect what a survey costs:

  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or use the contact form.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • A structural engineer’s report
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at most homes, though large, tall or awkward roofs take more time. Around Stonebridge, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Common roof problems in Stonebridge

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that frequently lead to a survey include:

  • Worn or blocked valleys
  • Leaking gutter joints and downpipes
  • Flashings that have come away from the wall
  • Torn or sagging underlay

If you live near a park such as Garon Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What a good roof survey covers

Local roofs in Stonebridge

The coast is about 3 miles or less from Stonebridge, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Barling Magna Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Southchurch Hall, about 2.1 miles south-west, is one of the historic houses in the wider area around Stonebridge. On a period home nearby, the survey separates sound original work from tired later repairs.

Stonebridge is about 2 miles north-west of Shoeburyness, in Southend-on-Sea. Whether the building in Stonebridge is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Stonebridge is one of the towns and villages in Southend-on-Sea we cover. For surveys nearby, see our Chelmsford page.
