Roof Survey in Southend-on-Sea

About roof surveys in Southend-on-Sea

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey natural slate, chimney stacks and flat roofs, and common reasons people get in touch are leaking gutter joints and downpipes and loose ridge or hip tiles.

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two at most homes, and longer for a large or complex roof.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Locally, jobs take us to homes and businesses close to The Railway Hotel, St Hilda's School and Church of St Mary. Nearby too are Westborough Academy (under half a mile south), Southend High School for Boys (under half a mile north) and Prittlewell Square (1 mile south-east). For rail, the closest station is Prittlewell station, roughly 0.6 miles east of the centre. Roofs, chimneys and gutters across Southend-on-Sea

Homes across Southend-on-Sea range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, Southend-on-Sea included. We survey on any day of the week. Coastal towns and villages in Southend-on-Sea see more salt and wind than places inland, and metal fixings and lead suffer for it. After a storm, the seaward side of a roof is the place to look first.

Southend-on-Sea: Historic houses like Southchurch Hall, about 1.6 miles south-east, show how far back building around Southend-on-Sea goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Landlords and agents in Southend-on-Sea book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common roof problems in Southend-on-Sea

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

It’s worth booking a survey if you’ve seen:

  • Gutters that overflow in heavy rain
  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Valley linings that have cracked or split

Southend-on-Sea: your questions answered

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

How long does a roof survey take?

On site, it normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
