Gutter survey in Southend-on-Sea: how it works

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into gutters full of debris and silt and dripping or leaking gutter joints, across valley gutters, fascias and soffits and eaves gutters.

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, and longer for a large or complex roof.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Roofs, chimneys and gutters across Southend-on-Sea

Across Southend-on-Sea, we survey roofs for owners, landlords and agents, in Prittlewell, Shoeburyness and Leigh-on-Sea and well beyond. Each report sets out what was seen, with photographs and recommendations.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in Southend-on-Sea. Coastal parts of Southend-on-Sea can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind. Driving rain and salt air are hard on roofs there too.

Southend-on-Sea: The streets around a church like Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Prittlewell station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why get it checked now?

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs

Common roof problems in Southend-on-Sea

Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

These are some of the problems a survey can pick up:

  • Hoppers and outlets full of debris
  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets
  • Soffits marked by water

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

Landlord and commercial surveys in Southend-on-Sea

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Your questions about gutter surveys in Southend-on-Sea

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
