Gutter surveys in Little Wakering

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

How a gutter survey works in Little Wakering

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, parapet and box gutters and downpipes, and people most often book us about hoppers and outlets full of debris and cracked or loose downpipes.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

After the inspection, everything we found is written up as a report with photos. As for time on site, most surveys take about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Little Wakering, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed
  • Keep pets in another room

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

What this survey can’t tell you

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • The inside of buried drains
  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • Where water is showing inside, if it is

Once you know what you need, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or use the contact form to arrange it.

Roofs, chimneys and gutters in Little Wakering

Little Wakering is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

With Southchurch Hall about 3 miles south-west, the area around Little Wakering has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Take a building like Great Wakering Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Thorpe Bay station, a roof report helps you deal with small faults before they turn into a call from a tenant.
