New roof snagging around Little Wakering

Little Wakering lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Southchurch Hall, about 3 miles south-west, is one of the historic houses in the wider area around Little Wakering. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Thorpe Bay station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How new roof snagging works in Little Wakering

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible as well as the gutters. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’ve noticed vents that weren’t fitted or are covered and broken coverings left on a new roof, we can find out what’s behind it, on flashings and valleys, loft conversions and dormers and replacement roofs alike.

In a village or hamlet like Little Wakering, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: where something needs attention, it says so plainly.

FAQs for Little Wakering

How do I find out if my home in Little Wakering is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Little Wakering within the area you cover?

Yes, Little Wakering is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Will you deal with my roofer if there is a problem?

No, we report on the roof and do not take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Will you check every nail and clip?

No, we don’t disturb the new coverings. Fixings and underlay under the slates or tiles are hidden, but we check everything we can see safely.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, phone 07833 053749 or email us.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Honest limits

Before booking, it’s worth knowing what a survey won’t do:

  • A promise that the roof will not leak
  • Estimates of what fixes will cost
  • Legal advice on your contract

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • New-build homes
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Little Wakering, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, let the agent know when we are coming
  • Leave a clear route to the loft

Advice

When to book a survey in Little Wakering

Flashings at walls and chimneys frequently need attention. Loose or badly fitted flashings can let water in at the first heavy rain.

Most people get in touch after spotting something like this:

  • Gutters blocked by building debris
  • Damage to other parts of the building
  • Cracked or slipped new tiles or slates
  • Signs of condensation in the roof space

If you live in an older home near Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • How long the report takes to arrive
  • How long they’ve been surveying roofs
  • Their insurance cover
  • What’s outside the scope of the survey

What a roof survey includes

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Why act early in Little Wakering

Offcuts left in a gutter can block it that soak walls. Spotting it now saves chasing damp later. Where a roof is exposed, as many are in small places like Little Wakering, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
