FAQs for Thorpe Bay
Will you come out to Thorpe Bay?
Yes, Thorpe Bay is on our map. A small place gets exactly the same survey as a big one.
Is my home in Thorpe Bay listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Gutter surveys for homes and businesses in Thorpe Bay
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you’re worried about joints that drip after rain and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.
Around Thorpe Bay, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roofs, chimneys and gutters in Thorpe Bay
Thorpe Bay is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. About 1.3 miles west lies Southchurch Hall, a reminder of how long the area around Thorpe Bay has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Thorpedene Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces like Shoeburyness Old Ranges can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to St Augustine: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there. Parking around Thorpe Bay is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Keep pets out of the way during the survey
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed

Advice
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look for new stains on ceilings below valleys after rain
- Watch the gutters during heavy rain
- Watch for green marks down the brickwork
- Include valley, parapet and box gutters when clearing
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so check they’re included in any clearing work.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why it is worth a survey now in Thorpe Bay
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. In a smaller place like Thorpe Bay, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Different roofs, different checks
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
