Thermal roof surveys near Thorpe Bay

How a thermal roof survey works in Thorpe Bay

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. If you are worried about leaks that are hard to trace and damp around chimneys and parapets, a survey will tell you what’s going on, on loft conversions, ceilings below the roof and commercial roofs alike.

Around Thorpe Bay, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Airspace, weather and Thorpe Bay roofs

The coast is about 1 mile or less from Thorpe Bay. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Historic houses like Southchurch Hall, about 1.3 miles west, show how far back building in the area around Thorpe Bay goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like St Augustine are frequently among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Thorpedene Primary School: a view from above covers a wide roof far faster than walking it. If you run a hotel or guest house in or near Thorpe Bay, a roof problem can mean rooms out of use.

Thorpe Bay is about 1 mile west of Shoeburyness, in Southend-on-Sea. Anywhere in Thorpe Bay, we can come and survey your property. Thorpe Bay is one of the places in Southend-on-Sea we cover for thermal roof surveys. We also survey roofs in Chelmsford.

Surveys in SS1 and SS3 work the same way as everywhere else we cover. If you need a thermal roof survey at a property on Lynton Road, Walton Road and Burges Road or a nearby road, we can survey it. Neighbouring places we cover for thermal roof surveys include Southchurch (1 mile north-west), North Shoebury (1 mile north-east), Shoeburyness (1 mile east), Stonebridge (2 miles north) and Little Wakering (2 miles north-east). We also work in nearby towns such as Southend-on-Sea (3 miles west), Leigh-on-Sea (5 miles west), Westcliff-on-Sea (3 miles west), Chalkwell (4 miles west), Eastwood (5 miles north-west) and Milton (3 miles west).

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Move stored items away from the loft hatch
  • Clear leaves from outlets and gutters each autumn
  • Ask us about the forecast if rain is expected
  • Photograph damp patches with the date

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

What affects the cost of thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

A little information up front helps. Please include:

  • When you need the report by
  • Any photos you have, taken from the ground or a window
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Common questions in Thorpe Bay

Is Thorpe Bay in the area you cover?

Yes, Thorpe Bay is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Thorpe Bay listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What does a thermal roof survey show?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most houses, and longer for a large or complex roof. A visit to Thorpe Bay is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Getting ready for the survey

  • Keep pets in another room
  • If you’re buying, check with the agent that we can get in
  • Have any paperwork from past roof work to hand

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, ring 07833 053749 or send us an email.

Advice

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • A structural engineer’s assessment
  • An energy rating for the building
  • The condition of timbers we cannot see

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

Roofs we survey in Thorpe Bay

  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof

How the survey changes by roof type

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.
