Thermal roof surveys for homes and businesses in Milton

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. Typical surveys look at damp around chimneys and parapets and ceilings that feel colder in places, on pitched roof slopes, flat roofs and insulated roof spaces.

Places like Milton can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Milton is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Move anything stored under the loft hatch
  • Check pets are kept safely away
  • If it is not your property yet, arrange access through the agent

Common questions in Milton

Can you fly a drone over a roof in Milton?

Typically it comes down to two things: the airspace at the address and the weather. London Southend Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Do you cover smaller places like Milton?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What’s in the report?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How long will you be at the property?

It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You will then get the report by email, on the timescale of your package.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Homes in smaller places like Milton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Different roofs, different checks

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.

Loft insulation

Insulation often gets moved during work in the loft. The camera can show where it no longer covers the ceiling.

Airspace, weather and Milton roofs

The coast is about 1 mile or less from Milton, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Milton is about 3 miles from London Southend Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

For site and facilities teams at buildings such as St Bernard's High School and Arts College, a view from above covers a wide roof far faster than walking it. Historic houses like Southchurch Hall, about 1.6 miles east, show how far back building around Milton goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Let us know where and when you’ve seen damp or stains
  • Check outlets after heavy rain
  • Ask us about the forecast if rain is expected
  • Do not switch the heating off before the visit

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Signs you need a thermal roof survey in Milton

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

We’re frequently asked to look at:

  • Wet areas near outlets and upstands
  • Areas of a flat roof that may hold water
  • Damp around chimneys and parapets
  • Stains that keep coming back

If yours is one of the older homes in the streets near Church of St Alban the Martyr, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
