Thermal roof survey in Southend-on-Sea: what you get

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. If you’re worried about water getting in at parapets and stacks and possible trapped moisture under a flat roof covering, we can find out what’s behind it.

In a place like Southend-on-Sea, offices, shops, schools and blocks of flats often have big flat roofs. Water trapped under a flat covering can spread well beyond where it got in. Thermal patterns are checked with moisture readings, and aerial photos show the whole roof at once. Blocks, offices and schools often have plant and rooflights that make a roof harder to walk safely.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at most homes, and more on a big or complicated roof. For a property in Southend-on-Sea, it helps to know where we can park, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we are looking at

What we look for on each type of roof

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.

What a thermal roof survey looks like in Southend-on-Sea

Southend-on-Sea lies within about 1 mile of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. The wider area around Southend-on-Sea has a long history of building, with Southchurch Hall about 1.6 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Westborough Academy, thermal images can show where wet insulation sits under a big flat roof. The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For hotels and guest houses around Southend-on-Sea, a roof problem found early is far less disruptive than one found by a guest.

Southend-on-Sea questions

Do you carry out roof surveys in Southend-on-Sea?

Yes. Our area covers London and South East England, and Southend-on-Sea is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Are there drone restrictions around Southend-on-Sea?

It depends on the exact address and the weather on the day. Southend-on-Sea is about 2 miles from London Southend Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Will the camera show exactly where the water is?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

What a thermal roof survey does not cover

In fairness, a roof survey has limits:

  • Confirming water without moisture readings
  • The condition of timbers we cannot see
  • A formal energy assessment

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs

Why it is worth a survey now in Southend-on-Sea

A damp patch that keeps coming back normally has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Whatever the age of a roof in Southend-on-Sea, small defects only grow if they’re left. What starts as a cracked flashing or a blocked outlet becomes wet timber and stained ceilings in time.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
