Chimney survey in Southend-on-Sea: what you get
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Common reasons to book are eroded joints in the brickwork and bricks with flaking faces, across lead flashings, chimney pots and cowls and flaunching.
A place the size of Southend-on-Sea has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. For a commercial building or block in Southend-on-Sea, roof access is agreed with whoever manages it before the visit. At home, it helps to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Note where any stains or damp appear
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch

Southend-on-Sea questions
I let a flat near Prittlewell station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and tell us about the building.
Does being near the coast affect roofs in Southend-on-Sea?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Should I worry about a leaning stack?
It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

Local roofs in Southend-on-Sea
Southend-on-Sea is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Southchurch Hall, about 1.6 miles south-east, is one of the historic houses in the wider area around Southend-on-Sea. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Southend-on-Sea is about 34 miles east of London. What we’re asked to look at in Southend-on-Sea
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
Things that often lead to a survey include:
- Lifted or split lead flashings
- Cracked or missing flaunching
- Bricks with flaking faces
- Damaged chimney pots and cowls
For site and facilities teams at buildings such as Westborough Academy, large buildings have long gutter runs and big roofs that need checking like any other.
What to check before booking
- What exactly goes into their report
- Their insurance cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which limits apply to the survey
How the survey changes by roof type
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It’s normally a modest repair when it’s caught early.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
