Our chimney survey service in Southend-on-Sea
If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. Typical surveys look at redundant stacks capped without ventilation and gaps where the stack meets the roof, across chimney pots and cowls, flaunching and chimney breasts.
The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes an hour or two on an ordinary house, and more on a big or complicated roof.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.

Homes and roofs across Southend-on-Sea
Across Southend-on-Sea, a good many older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and Southend-on-Sea is well within that. Visits run on weekdays and at weekends. Some of Southend-on-Sea sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.
Southend-on-Sea: If you own a rental within reach of Prittlewell station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Westborough Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Leave it or get it looked at?
If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first.
What to check before booking
- Whether the roof space is looked at, where there is one
- Their insurance cover
- Their report turnaround times
- Is there a chance to talk the report through?
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
What a survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a stack needs rebuilding on structural grounds
- Flue inspections or sweeping
- Whether a gas appliance or its flue is safe
Different roofs, different checks
Flaunching
We often find flaunching that has cracked or broken away. It’s normally a modest repair when it is caught early.
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Signs you need a chimney survey
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Common reasons to book include:
- Pots or cowls that look unsafe
- Spalled or crumbling bricks
- Damp on a chimney breast inside
- Signs that a stack is leaning
Your questions about chimney surveys in Southend-on-Sea
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
Are you insured?
Our cover is professional indemnity plus public liability.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or email us.
Do you work in Southend-on-Sea?
Yes, we do. We carry out chimney surveys in Southend-on-Sea.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.
