How a chimney survey works in Prittlewell
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey chimney pots and cowls, shared and party-wall stacks and brick chimney stacks, and people most frequently book us about frost-damaged brickwork on the stack and flashings pulling away from the stack.
Most homes in a town like Prittlewell are houses, so the roof is usually the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. Photos show you exactly what was seen, even on parts you can’t reach yourself.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What we look for on each type of roof
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.

How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. Semi-detached and terraced homes in a town like Prittlewell often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. Let us know about any known leaks, past repairs or building work when you book.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.

How we price chimney surveys
All our prices include VAT. The things that change the price are:
- The size of the roof
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- Whether it’s a home or a commercial building
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Any marks or damp showing indoors
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.
Prittlewell questions
Does being near the coast affect roofs in Prittlewell?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Prittlewell is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Before and after the survey
These tips come from what we see on roofs every week:
- Book a sweep for flues that are in use
- Use the report as a baseline for future checks
- Find out whether changes to a stack need permission
- Keep track of stains on chimney breasts
After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
Roofs, chimneys and gutters in Prittlewell
The coast is about 1 mile or less from Prittlewell, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Prittlewell Square can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. With Southchurch Hall about 1.3 miles south-east, the area around Prittlewell has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Landlords with a home close to Prittlewell station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
