Chimney surveys in Sutton

Do you need a chimney survey in Sutton?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Common reasons to book include:

  • Gaps where the stack meets the roof
  • Flaunching that has broken away
  • Staining on walls around the chimney
  • Unused flues sealed without airflow

Living close to Garon Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Their insurance cover
  • How long the report takes to arrive
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

About our chimney survey in Sutton

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’re worried about gaps where the stack meets the roof and bricks with flaking faces, we can find out what’s behind it, whatever the roof.

In a small place like Sutton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Sutton: your questions answered

Do you cover smaller places like Sutton?

Yes, Sutton is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Sutton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.

How the survey works

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about one to two hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Sutton, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Make sure we can get to the back of the property
  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller

Chimney surveys around Sutton

Sutton lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Southend Airport station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Sutton is about 2 miles south-east of Rochford, in Essex. Roofs in Sutton get the same thorough look as anywhere else in Essex. Our Essex coverage includes Sutton. You can also see our page for Chelmsford.

All of SS4 and SS2 is covered for chimney surveys. If you need a chimney survey at a property on Shopland Road, Fleethall Road and Brook Close or anywhere close by, we can survey it. If you’re just outside Sutton, we cover Prittlewell (2 miles south-west), Great Stambridge (2 miles north-east), Stonebridge (2 miles east), Southchurch (2 miles south) and Barling (3 miles east). Larger places within reach include Chelmsford (15 miles north-west), Basildon (11 miles west), Maldon (11 miles north), Canvey Island (7 miles south-west), Billericay (13 miles west) and Rayleigh (5 miles west).

Well-known places in the area include Southend University Hospital (1.9 miles south-west) and Rayleigh Windmill Museum (1 mile north-west). Green spaces nearby include Lion Creek and Lower Raypits.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Never climb onto the roof to look at a chimney
  • Make sure fixings on the stack are secure
  • Check unused flues are capped with ventilation
  • Use the report as a baseline for future checks

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

What happens if roof problems are left?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Older and listed buildings around Sutton may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
