Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Never climb onto the roof to look at a chimney
  • Glance at the stacks from the street now and then
  • Make sure fixings on the stack are secure
  • Keep the report to compare against at the next survey

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Chimney survey in Rochford

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. If you’re worried about damaged chimney pots and cowls and a stack that appears to lean, we can find out what’s behind it, whatever the roof.

Most homes in a town like Rochford are houses, so the roof is normally the owner’s to look after. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What we do, step by step

Once we’ve finished looking, we write up our findings as a report with photographs. As for time on site, it normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. A typical visit in Rochford begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we’re coming

  • Areas we cannot view from safe positions

Rochford: your questions answered

Is my home in Rochford listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Rochford station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

Should a redundant chimney be removed?

There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

Why act early in Rochford

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. A defect spotted early can be planned and budgeted for, while one found after water comes through usually has to be dealt with in a hurry, in Rochford as anywhere.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Drones and thermal imaging where it applies
  • Satisfaction rate of 98%
  • Professional indemnity and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID

How the survey changes by roof type

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Chimney surveys around Rochford

The coast is about 4 miles or less from Rochford, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Historic houses such as Southchurch Hall, about 3.7 miles south, show how far back building in the area around Rochford goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Magnolia Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as St Teresa's Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
