DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Chimney survey in Hawkwell

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at spalled or crumbling bricks and flaunching that has broken away, on shared and party-wall stacks, chimney pots and cowls and lead flashings.

Trees around homes in smaller places like Hawkwell drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. In a smaller place like Hawkwell, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Hawkwell homes and their roofs

The coast is about 5 miles or less from Hawkwell, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like Emmanuel Parish Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Hockley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

  • Roof area

When to book a survey in Hawkwell

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People usually call us when they notice damp or a problem with the stack, or before a purchase.

People normally book a survey after spotting one of these:

  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture
  • Staining on walls around the chimney
  • Gaps where the stack meets the roof

Living close to Magnolia Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Your questions about chimney surveys in Hawkwell

Do you survey roofs for landlords with property near Hockley station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do roofs near the sea, like those around Hawkwell, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long is the visit?

Expect it to take about one to two hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email.

Do you work in Hawkwell?

Yes. We cover Hawkwell and the rest of Essex, as part of our work across London and South East England. To book, phone 07833 053749 or drop us an email.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What causes damp on a chimney breast?

Normally it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.
