How a chimney survey works in Rayleigh
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Common reasons to book are gaps where the stack meets the roof and loose, cracked or missing pots, on brick chimney stacks, flaunching and shared and party-wall stacks.
Around Rayleigh, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It helps to mention any shared stacks or gutters when booking.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Questions from Rayleigh
Is the coastal weather around Rayleigh hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can a landlord with a rental near Rayleigh station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.
What causes damp on a chimney breast?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.
Do you inspect shared chimneys?
Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Is Rayleigh in your area?
Yes. We cover Rayleigh and the rest of Essex, as part of our work across London and the South East. For a price, phone 07833 053749 or use the contact form.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll explain what’s needed.
Should a redundant chimney be removed?
It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. That comes down to:
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
- The shape of the roof and its details
- Building height and the viewpoints available
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to let us know when you contact us
To price your survey accurately, we’ll ask about:
- Anything about access we should know
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, like an exchange date
- Pictures of the roof from a safe spot, if you have them
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.
Signs you need a chimney survey in Rayleigh
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Signs worth acting on include:
- Gaps in the mortar around the pots
- Damaged chimney pots and cowls
- Mortar washing out of the joints
- A chimney out of line
Landlords with a home close to Rayleigh station may find that the gap between tenancies is a good time to have the roof looked at.
Before booking anyone
- What experience they bring
- Whether they hold professional indemnity and public liability insurance
- What the report includes, and whether it has photographs
- Their drone registration, if they fly one
What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden damage within the stack
- Areas we can’t view from safe positions
- Whether the flue is safe to use
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes about one to two hours for most homes, a little longer where there are several stacks. In Rayleigh, parking is rarely complicated, though it helps to know about driveways or restrictions. We check the roof from ground level and from windows, then from the loft where there’s safe access.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can be seen safely.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Note where any stains or damp appear
- Agree roof access with the managing agent if it’s shared
- Check we can get to the back of the property

What a chimney survey looks like in Rayleigh
Rayleigh lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to Church of Holy Trinity: its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Glebe Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
