Wind, rain and roofs in Rayleigh
Rayleigh is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Landlords with a home close to Rayleigh station may find that a clear finding on where water gets in helps you brief a roofer straight away. For site and facilities teams at buildings such as Glebe Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark like Church of Holy Trinity, lead flashings, valleys and old chimneys are typical places for water to get in.
Rayleigh is about 5 miles north-west of Southend-on-Sea, in Essex. Surveys in Rayleigh work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Essex. There is also a page for Chelmsford.

Storm damage roof reports for homes and businesses in Rayleigh
Each roof is looked at from the safest viewpoints available: from ground level, from windows and higher points, from the loft space and from the roof where it is safe. We photograph and describe each area of damage. If part of the roof can’t be seen, the report says so. You get a report with photographs to give to your insurer. Typical surveys look at lead lifted at abutments and torn or lifted flat roof coverings, across ridges and hips, slate and tile slopes and chimney stacks.
Many homes around Rayleigh have been extended, often with flat roofs or dormers, and where an extension meets the house is a common leak point. Flashings, upstands and the edges of flat roofs are looked at alongside the main roof, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain is not always the place to look.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
Different roofs, different checks
Slate roofs
Slates can slip or blow off in a storm, especially where the nails have corroded. We record which slates have moved and any signs of older nail fatigue.
Flat roof coverings
Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.
Rayleigh questions
Do roofs near the sea, like those around Rayleigh, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How do I find out if my home in Rayleigh is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Rayleigh in your area?
Yes. We survey roofs in Rayleigh and the rest of Essex. For a price, phone 07833 053749 or use the contact form.
Do you climb onto every roof?
Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What a survey costs
We confirm the price for your survey before booking. These are the things that affect it:
- House, block, shop or office
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- Basic, Standard or Premium
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
What to let us know when you contact us
You don’t need to know any roofing terms. It is enough to let us know:
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
- The address and postcode of the property
- Dates you are working to, such as exchange
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.
The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in Rayleigh, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- We start with what you’ve seen and any temporary repairs.
- Inside, we look for signs of water in the loft and rooms below.
- We view the roof from safe positions.
- We record fresh damage and older defects.
- The report, with photos, is emailed to you.
How to prepare
- Make a note of anything you’d like us to look at
- Check the loft hatch can be reached
- Show us where any leaks or stains appear
How to book
When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The outcome of a claim
- Damage hidden under coverings or inside the structure, without opening up
- Estimates of repair costs
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.
What we check
- Ridges and hips
- Chimney stacks
- Flashings
- Slate and tile slopes
- Flat roofs
- Gutters and fascias
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
