About storm damage roof reports in Essex

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photographs, and what we think the likely cause is. It’s yours to pass to your insurer. Insurers decide claims on their own policy wording. We are not loss adjusters, and we can’t tell you whether a claim will succeed. We survey flashings, ridges and hips and flat roofs, and people most often book us about torn or lifted flat roof coverings and cowls or aerials dislodged in the wind.

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from the ground, from windows and from the roof space where it’s safe.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Landmarks near Colchester

Typical jobs here are in homes near Church of St Peter, Bull Meadow and The Bay And Say Public House, among other places. Nearby too are Colchester Sixth Form College (less than half a mile north-west) and St John's Green Primary School (under half a mile south). There is a railway station in Colchester itself: Colchester Town station. Nearby you’ll also find Lion Walk (under half a mile south-east) and Essex County Hospital (under half a mile south-west). Not far away are Westhouse Wood.

Roofs and weather across Essex

When a storm passes over Essex, many roofs can be hit at once. An insurer decides any claim; wear and tear is normally excluded, so an independent record of what can be seen helps.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Essex is part of that mix. Near the coast in Essex, wind can be strong, and a small drone can’t fly safely in high wind or heavy rain. Roofs there also face driving rain and salt air.

Colchester: If you own a rental within reach of Colchester Town station, a tenant living with a leak needs the cause found, not just the stain painted over. Hotels and guest houses near Colchester cannot easily close rooms for a leak, so it pays to find faults before guests do.

Roof by roof

Slate roofs

Slates frequently outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

Practical tips

Getting the most from a storm damage roof report starts before we arrive and carries on afterwards. Some tips:

  • Keep fallen slates or tiles as evidence if safe
  • Take photos from ground level or a window, never by climbing
  • Get a roofer to make the roof safe if needed
  • Report the damage to your insurer as soon as you can

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Prices for storm damage roof reports in Essex

Not every roof costs the same to survey, and it comes down to:

  • House, block, shop or office
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. Please include:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

Rented homes, blocks and businesses

Landlords, agents and building managers across Essex can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Leave it or get it looked at?

Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. An independent report can follow.

Before booking any surveyor

  • When you will get the report
  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives

Questions from Essex

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

What wind speed counts as a storm?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Your policy document will say.

How long will you be at the property?

Time on site depends on the roof; most visits take between one and two hours at a house, and longer if the damage is spread across a large roof. The written report follows by email.

What if the roof was already worn?

Wear and tear is not usually covered. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

What do I do if water is coming in?

Call a roofer for emergency temporary protection. If it’s safe, photograph the damage before it’s covered. Keep receipts for any emergency work.
