Storm damage roof report in Thaxted: what you get

Our storm damage report gives you an independent, written record of how a storm has affected your roof. We record each area of damage, photograph it and note the likely cause. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We’re not loss adjusters, and we cannot tell you whether a claim will succeed. If you’ve noticed gutters pulled loose in the wind and water coming in after the storm, we can find out what’s behind it, on flashings, flat roofs and slate and tile slopes alike.

In older homes around places like Thaxted, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Surveys for landlords and agents in Thaxted

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get a roofer to make the roof safe if needed
  • Keep invoices for temporary repairs
  • Hold on to fallen pieces of the roof where you can
  • Photograph damage inside the house too

The insurer might appoint a loss adjuster. Our report gives you an independent record alongside theirs.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

What a storm damage roof report looks like in Thaxted

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in. The wider area around Thaxted has a long history of building, with Horham Hall about 1.8 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings such as Thaxted Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Thaxted questions

Will you come out to Thaxted?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is Thaxted in the area you cover?

Yes, Thaxted is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

Can you tell me if my claim will be paid?

Only your insurer can decide that. We record the damage, with photographs and the likely cause, which you can pass to your insurer.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Thaxted is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

How to prepare

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent

Advice

Why get it checked now?

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. In a smaller place like Thaxted, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
