New roof snagging near Thaxted

New roof snagging in Thaxted: what you get

The best time for snagging is before the final payment while the roofer can still come back easily. If that is passed, it is worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey new flat roofs, replacement roofs and new-build homes, and common reasons people get in touch are underlay not dressed into the gutter and cracked or slipped new tiles or slates.

Around Thaxted, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Different roofs, different checks

Clay and concrete tiles

Well-laid tiles can last for decades. Cracked or uneven tiles are recorded where we can see them.

Ridges, hips and verges

Verges are easy to get wrong, so we check them carefully.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, depending on how much new work there is to check. For a survey in Thaxted, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Useful tips for Thaxted property owners

Small things make a difference. Some pointers:

  • Keep warranty papers safe
  • Look for new stains after a downpour
  • Check that gutters weren’t left full of offcuts
  • Check the roof before you pay in full

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.

Why get it checked now?

Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. Blocked gutters on homes around Thaxted overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Questions from Thaxted

Do you cover smaller places like Thaxted?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you cover Thaxted?

Yes. Our area covers London and South East England, and Thaxted is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Local roofs and buyers in Thaxted

Historic houses such as Horham Hall, about 1.8 miles south-west, show how far back building in the area around Thaxted goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St John the Baptist: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
