New roof snagging in Duton Hill: what you get

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. Typical surveys look at vents that weren’t fitted or are covered and gaps at new flashings, on flashings and valleys, ridges and verges and loft conversions and dormers.

Some older homes in villages like Duton Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What we are asked to look at in Duton Hill

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Signs worth acting on include:

  • Underlay not dressed into the gutter
  • Untidy or loose verge details
  • Ridge and hip tiles not properly fixed
  • Missing or blocked roof ventilation

For an older house near a landmark such as Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a roof survey includes

What happens if roof problems are left?

A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. In a small place like Duton Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Why book with us

  • Two decades and more of roof surveys
  • A photo-illustrated written report
  • Drone and thermal imaging surveys available
  • Surveys on weekdays, Saturdays and Sundays

See our cost guide or two real surveys.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, or half a day or so for a commercial building. For a village or hamlet like Duton Hill, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. We send a photo-illustrated written report of each snag.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work

Local roofs and buyers in Duton Hill

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses like Horham Hall, about 1.9 miles north-west, show how far back building in the area around Duton Hill goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Stansted Airport station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

FAQs for Duton Hill

Is Duton Hill within the area you cover?

Yes, Duton Hill is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Duton Hill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. We note what couldn’t be seen.

How much time does a snagging visit need?

A visit typically takes about one to two hours for most homes, depending on how much new work there is to check. We’ll give you an idea when you book.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we look for on each type of roof

Flashings

Chimney flashings are a frequent source of leaks, so we check them closely.

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can be seen safely.
