Landlord roof survey in Duton Hill
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. We survey rented houses, shared roofs and converted houses, and the problems we’re asked to look at most are leaking joints at party walls and cracked or leaning shared chimneys.
In a small place like Duton Hill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What we cannot see
Some things can’t be seen without opening up the roof, so a survey has limits:
- The structure in the way a structural engineer would assess it
- Parts of the roof we can’t safely see or access
- A full building survey of every part of the property
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.
Landlord roof surveys in Duton Hill: local notes
Historic houses like Horham Hall, about 1.9 miles north-west, show how far back building in the area around Duton Hill goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Putteridge High School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Stansted Airport station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Make leak reporting easy for tenants
- Ask your managing agent about lease terms
- Check the loft space can be accessed
- Keep past survey reports with the building’s records
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
How the survey changes by roof type
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
Roof spaces and lofts
On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.

Common questions in Duton Hill
Do you cover smaller places like Duton Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Stansted Airport station book a roof survey?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, ring 07833 053749 or email us.
The survey, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a single let house, with blocks of flats taking longer. Rural addresses near Duton Hill can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before the survey
- Clear the way to the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Find any records of previous roof work
