Landlord Roof Survey across Essex

How a landlord roof survey works in Essex

The lease normally decides who is responsible for the roof and who pays. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We are often asked to look into mortar falling from ridges and verges and damaged party-wall upstands or parapets, on rented houses, blocks of flats and flat roofs on blocks.

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a single let house, with blocks of flats taking longer.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Prices quoted always include VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What’s near Colchester

Locally, jobs take us to homes and businesses close to Church of St Peter, Bull Meadow and The Bay And Say Public House. You will also find Colchester Sixth Form College (less than half a mile north-west) and St John's Green Primary School (under half a mile south). There’s a railway station in Colchester itself: Colchester Town station. Well-known places in the area include Lion Walk (under half a mile south-east) and Essex County Hospital (less than half a mile south-west). Open spaces near Colchester include Westhouse Wood.

Landlord roof surveys across Essex: local notes

Across Essex, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and Essex is well within that. Visits run on weekdays and at weekends. Some of Essex sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Colchester: Shop and office owners around Lion Walk may find that a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Colchester Town station, a dated record of the roof is useful when planning maintenance across a let.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services beyond the roof
  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price.

Before booking any surveyor

  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • Which viewpoints they use to see the roof

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. We check them as part of the survey.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

What affects the cost of landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • The height of the building and how the roof can be seen safely

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Booking your survey

Here’s what helps us most when you get in touch:

  • What kind of property and roof it is
  • Dates you are working to, such as exchange
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Essex: your questions answered

Do you need to get into the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you cover Essex?

Yes, we do. We carry out landlord roof surveys in Essex, and the service is the same as everywhere else we work.

How long does a landlord roof survey take?

It typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. We’ll give you an idea when booking.

Will the survey cover the whole building?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or use the contact form.
