About our landlord roof survey in Magdalen Laver

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed ponding or splits on flat roofs and missing or loose roof coverings, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Where we can’t see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. In a place like Magdalen Laver, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Drones and thermal imaging where applicable
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 5,000+ roofs surveyed
  • Over 20 years’ experience

What a landlord roof survey looks like in Magdalen Laver

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like Parish Church of St Mary Magdalen, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Harlow Mill station, the gap between tenancies is a good time to have the roof looked at.

Magdalen Laver is about 3 miles east of Harlow, in Essex. We cover Magdalen Laver and the rest of Essex. Across Essex, we cover Magdalen Laver and the places around it. For surveys nearby, see our Chelmsford page.

Surveys for landlords and agents in Magdalen Laver

Landlords, agents and building managers in Magdalen Laver and across Essex can book any of our surveys. To discuss a property or a block, call 07833 053749 or send us an email.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof we cannot safely see or access
  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What we check

  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • File each roof report for future reference
  • Do not wait for a leak to survey the roof
  • Arrange flat access in advance
  • Ask residents to report damp straight away

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults typically get worse.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. In a small place like Magdalen Laver, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we’re looking at

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The property’s address and postcode
  • What kind of property and roof it is
  • Your timetable, like an exchange date
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.

Your questions about landlord roof surveys in Magdalen Laver

Will you come out to Magdalen Laver?

Yes. Magdalen Laver is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Harlow Mill station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
