Landlord roof survey in Billericay
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey rented houses, gutters and downpipes and converted houses, and common reasons people get in touch are standing water on a flat roof and chimney stacks in poor repair.
Semis and terraces in a town like Billericay share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we are surveying. Let us know when booking if you know of anything shared with next door.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Roofs, chimneys and gutters in Billericay
About 2.7 miles north-west lies Ingatestone Hall, a reminder of how long the area around Billericay has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Lake Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you own a rental within reach of Billericay station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you own one of the older houses in the streets near Church of St Mary Magdalene, its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step
Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a house, or half a day or so for a commercial building. For a visit in Billericay, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Preparing for the visit
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed

Billericay: your questions answered
Do you carry out roof surveys in Billericay?
Yes, Billericay is one of the places we work. Every survey there gets the same written report with photos.
I let a flat near Billericay station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.
What’s the best way to book?
Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you look in the loft space?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The structure in the way a structural engineer would assess it
- Legal advice on leases or service charges
- Confirming asbestos in older roof materials
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

How we price landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Helping us price your survey
A little information up front helps. Please include:
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.
Tips from our surveys
These tips come from what we see on roofs every week:
- Ask your managing agent about lease terms
- Keep the loft hatch clear and reachable
- Put urgent roof work at the top of the list
- Book gutter clearing at least once a year
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.
