Landlord roof survey in Stock
Our landlord and block roof surveys cover Stock and the rest of London and the South East. A visit typically takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Everything is inspected as far as it can safely be seen, and by drone where it’s applicable. A written report with photos follows. If you’ve noticed cracked or leaning shared chimneys and mortar falling from ridges and verges, we can find out what’s behind it, on converted houses, rented houses and flat roofs on blocks alike.
Somewhere as small as Stock, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Stock, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Let us know about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work

Related advice
Landlord and commercial surveys in Stock
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
What affects the price in Stock
When we price a survey, we consider:
- House, block, shop or office
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Getting in touch
Before you get in touch, it helps to have:
- Where any leaks, stains or damp patches show inside
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Stock homes and their roofs
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Ingatestone Hall, about 2.5 miles west, show how far back building in the area around Stock goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Billericay station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Stock Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Stock questions
Is my home in Stock listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Billericay station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details.
Does the report help with maintenance planning?
Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.
Is Stock in your area?
Yes, we do. We carry out landlord roof surveys in Stock.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
How much does a landlord roof survey cost in Stock?
Our price is from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or use the contact form.
Should I look at the roof myself first?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Leave it or get it looked at?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. Older cottages and farmhouses around Stock can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
