How a roof survey works in Stock
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey lead flashings, clay and concrete tiles and flat roofs, and people most often book us about ponding, splits or blisters on flat roofs and debris building up in roof valleys.
Older buildings in small places like Stock may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Landlords, agents and block managers in Stock
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Mention any damp patches when you book
- Gather any paperwork for past roof work
- Don’t climb onto the roof yourself
- Look for debris in the garden after high winds
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Common questions in Stock
Do you cover smaller places like Stock?
Yes. Stock is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you survey roofs for landlords with property near Billericay station?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
How do I book a survey in Stock?
To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
The survey, step by step
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Stock can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- If you are buying, let the agent know when we’re coming
- Keep pets in another room
- Find any records of previous roof work
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
Advice
Honest limits
It helps to know what a survey will not do before booking:
- A structural engineer’s report
- A promise that the roof will not leak in future
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.
Roofs we survey in Stock
- Natural slate
- Lead flashings
- Clay and concrete tiles
- Ridges, hips and valleys
- Chimney stacks
- Flat roofs
- The roof space
Checking the roof from the ground
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
Roofs, chimneys and gutters in Stock
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you let a flat or house near Billericay station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. With Ingatestone Hall about 2.5 miles west, the area around Stock has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a building such as Stock Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Stock is about 3 miles north-east of Billericay, in Essex. Roofs in Stock get the same thorough look as anywhere else in Essex. Our area takes in places right across Essex.

What a survey costs
Several things affect the price of a survey:
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- House, block, shop or office
- Building height and the viewpoints available
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
To price your survey accurately, we will ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
Every survey is priced before it’s booked, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.
