Roof surveys in Ramsden Heath

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Ramsden Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

About our roof survey in Ramsden Heath

Our roof surveys cover Ramsden Heath and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or use the contact form. We are often asked to look into blocked, sagging or leaking gutters and flashings that have come away from the wall, on the roof space, flat roofs and lead flashings.

In a village or hamlet like Ramsden Heath, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Ramsden Heath questions

I let a flat near Billericay station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Do you cover smaller places like Ramsden Heath?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Roof surveys around Ramsden Heath

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With Ingatestone Hall about 3.9 miles north-west, the area around Ramsden Heath has a long history. Older homes in the area may have roofs that need matching materials when work is done. For site and facilities teams at buildings such as Mayflower High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Prices for roof surveys in Ramsden Heath

We confirm the price for your roof before you book. This is what makes a difference:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Getting in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the roof.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

  • Ridges, hips and valleys

What we are asked to look at in Ramsden Heath

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Things that often lead to a survey include:

  • Lifted, split or missing lead flashings
  • Gaps in the roof where coverings have gone
  • Loose chimney pots
  • Ridge tiles that have lifted or moved

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Their track record with similar roofs
  • Is there a chance to talk the report through?
  • What the report includes, and whether it has photos
  • Are they insured for the work?
