Roof survey in Basildon

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are often asked to look into slates or tiles that have slipped or broken and loose ridge or hip tiles, on ridges, hips and valleys, the roof space and lead flashings.

A place the size of Basildon has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. The roof type shapes what gets checked.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a survey costs

A few things affect what a survey costs:

  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Booking your survey

To price your survey accurately, we will ask about:

  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date

A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. In commercial buildings and blocks around Basildon, water through the roof costs more than the repair itself. Planned work is far easier to manage than an emergency.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Basildon: your questions answered

How do I find out if my home in Basildon is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Basildon, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Basildon is within about 5 miles of the coast.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Do you need a roof survey in Basildon?

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Look out for signs like these:

  • Worn lead at chimneys and abutments
  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs
  • Cracked mortar along the ridge

The streets around a church such as St Martin of Tours are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a roof survey includes

How the survey changes by roof type

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.

Basildon homes and their roofs

Basildon lies within about 5 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Basildon was built as one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

For site and facilities teams at buildings such as Ghyllgrove Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for example near Eastgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Basildon is about 24 miles east of London, in Essex. Roofs in Basildon get the same thorough look as anywhere else in Essex. Our area takes in places right across Essex. Chelmsford is in our area too.

Surveys in SS16, SS15, SS14 and SS13 are booked the same way as anywhere else. You’ll find streets such as Town Square, St Martins Square and Market Square. You will find Basildon on the A13 and A127, so it’s easy for us to get to. What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, depending on how many separate roofs there are. Town-centre streets in Basildon can mean pay-and-display or permit parking, so a word about where to park saves time. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, the roof is viewed from every point that’s safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
