Roof survey in Lee Chapel: what you get

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. We survey lead flashings, chimney stacks and natural slate, and the problems we’re asked to look at most are leaning or weathered chimney stacks and water stains on rafters and ceiling joists.

Trees around homes in smaller places like Lee Chapel drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. A visit to a smaller place like Lee Chapel is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Let us know about parking before the day
  • Keep pets out of the way during the survey

Booking a survey

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Advice

Questions from Lee Chapel

My home in Lee Chapel has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it when you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Is my home in Lee Chapel listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Roofs, chimneys and gutters in Lee Chapel

Lee Chapel is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as St Martin of Tours, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like St Anne Line Catholic Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Gloucester Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Why get it checked now?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Blocked gutters on homes around Lee Chapel overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Include dormers, porches and garages when booking
  • Leave roof access to professionals
  • Let us know about past leaks
  • Keep the report with your property records

Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

We will typically ask about:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from ground level or a window

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
