Lee Chapel: your questions answered

Does a conservation area affect roof work in Lee Chapel?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

My home in Lee Chapel has a flat-roofed garage or porch. Is it worth having that looked at?

Often, yes, so mention it when booking. Flat-roofed garages and porches are common in new towns like Basildon, and older felt coverings may be near the end of their life.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

How much does a roof leak investigation cost in Lee Chapel?

Our price is from £150, including VAT. You’ll know the price for your survey before booking. To get a price, phone 07833 053749 or drop us an email.

How a roof leak investigation works in Lee Chapel

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey the roof space, chimney stacks and slate and tile slopes, and the problems we’re asked to look at most are ceiling stains that grow after rain and stains around a skylight.

Houses in smaller places like Lee Chapel can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that’s a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

Once we have finished looking, we write up our findings as a report with photos, emailed to you. On timing, most surveys take about one to two hours, more where the leak is intermittent or the roof is large. Homes around Lee Chapel often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Advice

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Write down the wind direction and rain when it leaks
  • Tell us about any past repairs to the roof
  • Have an electrician check any wet fittings
  • Let us know if there are tanks or pipes in the loft

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Surveys for landlords and agents in Lee Chapel

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which can make access easier.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

How we price roof leak investigations

We confirm the price for your roof before booking. These are the things that affect it:

  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Helping us price your survey

These details help when you contact us:

  • What kind of property and roof it is
  • Anything about access we should know
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

Roof leak investigations around Lee Chapel

Lee Chapel lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Lee Chapel is part of Basildon, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Leaks on homes like these frequently come from flat-roofed additions or from rain driven up under low-pitched tiles.

Take an older house close to St Martin of Tours: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you own a rental within reach of Basildon station, a clear finding on where water gets in helps you brief a roofer straight away. Trees in and around Gloucester Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.
