Roof leak investigations in Laindon

Do you need a roof leak investigation in Laindon?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Things that often lead to a survey include:

  • Stains around a skylight
  • Leaks below a flat extension roof
  • Staining where a gutter or parapet meets the wall
  • A leak that comes and goes with the weather

If you live near a park such as Gloucester Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What to check before booking

  • Their report turnaround times
  • What the report includes, and whether it has photographs
  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection

What’s in a roof survey

Roof leak investigations for homes and businesses in Laindon

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe vantage point. We are often asked to look into damp underlay across a wide area and leaks that appear only in driving rain, on chimney stacks, flat roof details and valleys and parapet gutters.

Around Laindon, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

What you get is a clear record of the leaking roof on the day we saw it. It’s useful straight away, and a good reference for later.

The survey, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take about one to two hours at most homes, and about three to four hours for a commercial roof. A visit to Laindon is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • If you are buying, check with the agent that we can get in
  • Point out any leaks or damp patches

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Let us know what has already been tried
  • Check the loft is accessible
  • Record whether it leaks in every downpour or only some
  • Keep water away from lights and sockets

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Honest limits

In fairness, a roof survey has limits:

  • Carrying out the fix
  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings

Laindon: your questions answered

Do roofs near the sea, like those around Laindon, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Laindon?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What’s the best way to book?

It’s easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run seven days a week.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Homes in smaller places like Laindon can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Laindon roofs and the weather

Laindon lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For landlords with property near Laindon station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you run a business near Eastgate Shopping Centre, a quick answer on where water is coming in keeps a business running.
