Roof leak investigations for Billericay homes and businesses

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • The roof’s overall size

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to let us know:

  • Your timetable, like an exchange date
  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Roof leak investigation in Billericay: what you get

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. We are often asked to look into drips from nail tips in a cold loft and water through the ceiling under a flat roof, on valleys and parapet gutters, the roof space and rooflights and dormers.

Extensions, dormers and conservatories are common on houses in towns like Billericay, and the joint between new and old is a classic place for water to get in. Flashings, upstands and the edges of flat roofs are checked alongside the main roof, inside and out. The stain inside is often some way from where water gets in, particularly around extensions.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Mention earlier attempts to fix the leak
  • Don’t climb onto the roof to look
  • Record whether it leaks in every downpour or only some
  • Take dated photos of the leak

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

How it works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. A survey in Billericay needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared
  • Let us know about parking near the property

Roof leak investigations in Billericay: local notes

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from. About 2.7 miles north-west lies Ingatestone Hall, a reminder of how long the area around Billericay has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Sunnymede Junior School: tracing a leak on a big roof starts with where the water appears and works back. Homes near green spaces such as Lake Meadows can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Billericay: your questions answered

Does a conservation area affect roof work in Billericay?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Billericay?

Yes. Our area covers London and South East England, and Billericay is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.

Signs you need a roof leak investigation in Billericay

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Drips from nails and damp underlay are typical signs.

Look out for signs like these:

  • Wet patches high on an inside wall
  • Wet patches on loft insulation
  • Brown rings on upstairs ceilings
  • Leaks at a dormer or roof window

If you own a rental within reach of Billericay station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • Their report turnaround times
  • What the survey won’t cover
  • Their insurance cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

Why act early in Billericay

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. Once water reaches the loft insulation in a home in Billericay, it loses much of its value and is slow to dry. That’s an extra cost on top of the roof work itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
