Our roof survey service in CM4
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Common reasons to book are valley linings that have cracked or split and slipped, cracked or missing slates and tiles, across lead flashings, natural slate and clay and concrete tiles.
Every roof is different, but as a rough guide the survey takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What affects the price in CM4

Local landmarks in Ingatestone
Around Ingatestone, our work takes us to homes and buildings near Church of St Edmund and St Mary, The Bell Inn and Ingatestone Infant School. There is a railway station in Ingatestone itself: Ingatestone station. A little further out are Mayflower Community Hospital (3.5 miles south). Green spaces nearby include Norsey Wood.
Roof surveys across CM4: local notes
Owners across CM4, from Chelmsford, Brentwood and Billericay to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in CM4 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Ingatestone: Take an older house close to Church of St Edmund and St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Ingatestone Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Landlords and letting agents in CM4 book surveys as well as homeowners. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.
What affects the price in CM4
The price reflects the time and kit the roof needs. That comes down to:
- Roof area
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
Booking your survey
If you can, have these to hand when you get in touch:
- The reason for the survey, such as buying, a leak or storm damage
- Photos of the roof, taken safely from ground level or a window
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
To book a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Different roofs, different checks
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
When you need someone else
To be straight with you, there are limits to any roof survey:
- Whether the roof structure meets design loads
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof won’t leak in future
CM4: your questions answered
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey is not a structural engineer’s report.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Does the weather affect the survey?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How do I arrange a roof survey in CM4?
Just call 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
How long does a roof survey take?
On site, it normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Report times depend on the package.
