  • Dates you are working to, like exchange

Roof survey in Nine Ashes

We survey roofs in Nine Ashes and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or email us. We are often asked to look into crumbling chimney pointing or cracked flaunching and debris building up in roof valleys, on the roof space, chimney stacks and ridges, hips and valleys.

Older buildings in small places like Nine Ashes may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Nine Ashes

Will you come out to Nine Ashes?

Yes, Nine Ashes is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Nine Ashes?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What a roof survey looks like in Nine Ashes

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you look after a building like Blackmore Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Ingatestone Hall about 4.6 miles south-east, the area around Nine Ashes has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Do not climb onto the roof yourself
  • Hold on to the report for future surveys
  • Tell us about any leaks or stains you’ve seen
  • Include dormers, porches and garages when you book

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What we cannot see

It’s useful to know what a survey will not do before booking:

  • A promise that the roof will not leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Nine Ashes, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Preparing for the visit

What we’re asked to look at in Nine Ashes

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Look out for signs like these:

  • Leaning or weathered chimney stacks
  • Valley linings that have cracked or split
  • Cracked mortar along the ridge
  • Worn lead at chimneys and abutments

Take an older house close to Church of St Laurence: old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you will get the report
