The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Nine Ashes, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Jot down any questions you want answered
  • Find any records of previous roof work

Advice

How a roof leak investigation works in Nine Ashes

We investigate roof leaks in Nine Ashes and across London and the South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or use the contact form. If you are worried about water coming in around a roof light or dormer and wet patches on loft insulation, a survey will tell you what’s going on.

Many homes in small places like Nine Ashes face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Photograph the stain each time it appears
  • Check whether pipes or tanks run near the stain
  • Catch drips in a bucket and protect the floor
  • Let us know about any past repairs to the roof

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Keep the roof space ventilated. Good airflow reduces condensation, which is frequently mistaken for a leak. Keep insulation clear of the eaves.

Nine Ashes roofs and the weather

Historic houses such as Ingatestone Hall, about 4.6 miles south-east, show how far back building in the area around Nine Ashes goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Take an older house close to Church of St Laurence: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you own a rental within reach of Ingatestone station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings like Blackmore Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Nine Ashes: your questions answered

Is Nine Ashes within the area you cover?

Yes, Nine Ashes is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Nine Ashes?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair isn’t part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Leave it or get it looked at?

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work. In a small place like Nine Ashes, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

  • Two decades and more of roof surveys

  • Independent findings on the roof’s condition

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What affects the price in Nine Ashes

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Roof area
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can be seen safely

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your survey before you book.

Booking your survey

Some details help us recommend the right survey and price. When you contact us, tell us:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • When you need the report by

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Carrying out the fix
  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster
