Roof leak investigations for homes and businesses in Willingale
On older houses, leaks frequently start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and the problems we’re asked to look at most are a leak that comes and goes with the weather and drips from nail tips in a cold loft.
For a small place like Willingale, the inspection is the same as anywhere: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Surveys for landlords and agents in Willingale
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.
What a roof leak investigation doesn’t cover
It’s useful to know what a survey will not do before you book:
- The repair itself (the investigation finds and reports the cause)
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Prices for roof leak investigations in Willingale
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- How big the roof is
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What we need to know
A little information up front helps. It is useful to include:
- Photos of the roof, taken safely from ground level or a window
- What kind of property and roof it is
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. Around Willingale, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
- Clear the way to the loft hatch

Common roof problems in Willingale
Slipped or missing slates and tiles let rain reach the underlay. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Things that frequently lead to a survey include:
- Stains around a skylight
- Drips in the loft during heavy rain
- Leaks below a flat extension roof
- Damp underlay across a wide area
For an older house near a landmark such as Parish Church of St Christopher Willingale Doe, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
Before you book anyone
- Whether the inside of the roof is included
- How long they’ve been surveying roofs
- Whether any drone flown is registered with the CAA
- Whether VAT is added on top
What a roof leak investigation looks like in Willingale
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.
