About roof surveys in CM11
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are slates or tiles that have slipped or broken and loose chimney pots, across the roof space, clay and concrete tiles and ridges, hips and valleys.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at most homes; commercial roofs usually need 3–4 hours.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across CM11
Owners across CM11, from Billericay, Wickford and Noak Bridge to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
We work right across London and South East England, from the Isle of Wight to Hertfordshire, and CM11 is well within that. Visits run on weekdays and at weekends.
Crays Hill: If yours is one of the older homes in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Wickford station, the gap between tenancies is a good time to have the roof looked at.
How we price roof surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- Whether thermal imaging or a drone is needed
- Whether it’s a home or a commercial building
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.
Booking your survey
There is no need for technical words. Just tell us:
- The property’s address and postcode
- Access details, like a loft hatch or a shared roof
- The style of property, from a terrace to a block
- Where water is showing inside, if it is

What a survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that’s a structural engineer’s job)
- A promise that the roof will not leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
What we are asked to look at in CM11
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
Here are some of the things we see often:
- Worn or blocked valleys
- Loose chimney pots
- Slates or tiles that have slipped or broken
- Loose ridge or hip tiles
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
CM11: your questions answered
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How long will you be at the property?
Allow an hour or two at most homes, with bigger or more complicated roofs taking longer. We will confirm what to expect when we arrange the visit.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do you cover CM11 for roof surveys?
Yes. We survey roofs in CM11 and the rest of Essex, as part of our work across London and South East England. To book, ring 07833 053749 or send us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
