Roof surveys in SS14

Roof survey in SS14: how it works

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. Typical surveys look at lifted, split or missing lead flashings and torn or sagging underlay, across ridges, hips and valleys, lead flashings and flat roofs.

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. The survey normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Roof surveys across SS14: local notes

Across SS14, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, SS14 included. Visits run on weekdays and at weekends. Parts of SS14 are coastal, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Basildon: If you live near a park such as Gloucester Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as St Martin of Tours are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window

Getting a price is simple: just call 07833 053749 or drop us an email, tell us about the property and we will point you to the right survey. The price is agreed up front.

Practical tips

These tips come from what we see on roofs every week:

  • Move stored items away from the loft hatch
  • Mention any damp patches when you book
  • Photograph stains when they appear
  • Check the roof from ground level after storms

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Common roof problems in SS14

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

Signs worth acting on include:

  • Slipped, cracked or missing slates and tiles
  • Leaking gutter joints and downpipes
  • Cracked or blistered flat roof coverings
  • Valley linings that have cracked or split

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Your questions about roof surveys in SS14

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

How much is a survey?

Roof survey starts from £150, including VAT. You’ll know the price for your roof before booking. To get a price, ring 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
