Thermal roof survey in Basildon: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’re worried about damp where roofs meet walls and chimneys and areas losing heat at the eaves and junctions, a survey will tell you what’s going on.

Weather decides a lot: a small drone can’t fly safely in high wind or heavy rain, and thermal images are clearest after a sunny day, on a dry roof, with little wind. In Basildon, as anywhere, the forecast plays a part in when the visit happens, and it can move if conditions change. A look inside the roof space can go ahead whatever the forecast.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it typically takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a commercial building or block in Basildon, roof access is agreed with whoever manages it ahead of the visit. For homes, clear the way to the loft hatch and let us know about any leaks you know of. You then get a photo-illustrated written report.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed

Prices for thermal roof surveys in Basildon

We confirm the price for your roof before you book. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • Roof area
  • Which survey package you book
  • Whether thermal imaging or a drone is needed

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

Once you know what you need, call 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

Flying and imaging in Basildon

Basildon lies within about 5 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

For businesses in and around places such as Eastgate Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most. If you look after a building such as Ghyllgrove Primary School, a drone or thermal camera can show a large roof in a single visit.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Common questions in Basildon

What do I need to do before a survey in Basildon?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Does a conservation area affect roof work in Basildon?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you work in Basildon?

Yes. We survey roofs across London and South East England, Basildon included.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

When to book a survey in Basildon

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

A survey can pick up problems such as:

  • Cold areas below the roof
  • Moisture around outlets and upstands
  • Damp that repairs haven’t cured
  • Gaps in loft insulation

If you live in an older home near St Martin of Tours, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before you book any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • When you will get the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long they’ve been surveying roofs

What a roof survey includes

Different roofs, different checks

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.

Rented homes, blocks and businesses
