Rayleigh Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Rayleigh. More than 5,000 surveys completed across London and South East England.
- Areas of a flat roof that may hold water
- Heat escaping through the roof
- Cold spots on ceilings under the roof
Flying and imaging in Rayleigh
Rayleigh lies within about 5 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Take a building like Glebe Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. For an older house near a landmark such as Church of Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Rayleigh is about 5 miles north-west of Southend-on-Sea, in Essex. Rayleigh gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across Essex, from the larger towns to small villages. There is also a page for Chelmsford.
We survey roofs across SS6 and SS7 for thermal roof surveys and the streets around it. You’ll find streets such as Station Road, High Street and London Road, and we cover them all. Being close to the A127 and A129, Rayleigh is simple for us to get to. If you are just outside Rayleigh, we cover Daws Heath (2 miles south), Hadleigh (3 miles south), Hawkwell (3 miles east), Eastwood (3 miles south-east) and Stroud Green (3 miles east). Further out, we also cover Chelmsford (11 miles north-west), Basildon (6 miles west), Brentwood (13 miles west), Maldon (10 miles north), Canvey Island (5 miles south) and Billericay (8 miles west).
Around Rayleigh
Around Rayleigh, our work takes us to homes and buildings near The Old White Horse Public House and FitzWimarc School. There’s a railway station in Rayleigh itself: Rayleigh station. Other landmarks nearby include Chartwell Private Hospital (3.2 miles south-east) and Battlesbridge Motorcycle Museum (2.7 miles north-west). The countryside around Rayleigh includes Little Haven Nature Reserve.
Thermal roof survey in Rayleigh: what you get
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something cannot be confirmed, we say what would help next. If you’re worried about stains that keep coming back and gaps in loft insulation, we can find out what’s behind it.
Around a town like Rayleigh, steep roofs, tall gables and rear slopes are frequently hidden from ground level. Close-up drone photos and thermal images show what binoculars from the pavement cannot. Both depend on the weather on the day. Rear slopes over back additions are a common example, as they’re rarely visible from the street.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
How the survey changes by roof type
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there is safe access.
Parapets, valleys and junctions
When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.
What affects the price in Rayleigh
What a survey costs depends on the time and equipment it needs. The main factors are:
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- Commercial roofs and larger buildings
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.
Booking your survey
Some details help us recommend the right survey and price. When you contact us, tell us:
- Where any leaks, stains or damp patches show inside
- When you need the report by
- The kind of building and roof involved
- Where the property is, with the postcode

The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Rayleigh, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work as you book, so time on site goes where it is needed.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from ground level, from windows and from the roof itself where it is safe.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
- Find any records of previous roof work

Why act early in Rayleigh
Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. Roof faults found early can be planned for, whereas a leak tends to force the timing on you, in Rayleigh as anywhere.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Why us?
- Drone and thermal imaging surveys available
- Drone flown under a CAA Flyer ID and Operator ID
- A written report with photographs
- Clear package prices, with VAT included
Rayleigh questions
Is Rayleigh in the area you cover?
Yes, Rayleigh is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Is my home in Rayleigh listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see each point for yourself.
What does a thermal roof survey show?
The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirming water without moisture readings
- Insulation values or heat loss calculations
- Clear results when the conditions on the day are poor
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.
