Independent thermal roof surveys in Steeple View

Why act early in Steeple View

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In an older home around Steeple View, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

Why us?

Thermal roof surveys for homes and businesses in Steeple View

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. Common reasons to book are areas losing heat at the eaves and junctions and missing or slipped insulation, across loft conversions, insulated roof spaces and commercial roofs.

Around Steeple View, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Signs you need a thermal roof survey in Steeple View

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

It’s worth booking a survey if you’ve seen:

  • Damp that repairs haven’t cured
  • Leaks far from where the stain appears
  • Possible trapped moisture under a flat roof covering
  • Ceilings that feel colder in places

Take a building like Millhouse Primary School: thermal images can show where wet insulation sits under a big flat roof.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see
  • Their track record with similar roofs

What a roof survey includes

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What a survey costs

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Steeple View questions

Is Steeple View in the area you cover?

Yes, Steeple View is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Is my home in Steeple View listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How long is the visit?

Most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. The report follows by email.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Parking around Steeple View is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

What we look for on each type of roof

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Drones, thermal imaging and Steeple View roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For businesses in and around places such as Eastgate Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.

Steeple View is about 2 miles north-west of Basildon, in Essex. Steeple View gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across Essex. We also survey roofs in Chelmsford.
